BIM service profiles

The conventional service specifications (e.g. HOA, LM.VM) do not contain any specific information regarding the services for the proper execution of the project order with regard to BIM. It is therefore necessary to define separate roles and service profiles (= LM BIM service models) for BIM projects. However, the roles (or BIM organisational units) in the project must have a specific reference to BIM tasks and BIM services in order to be able to call them up. The use of BIM service specifications is not mandatory, but is recommended.

Established BIM performance profiles (LM.BIM) are currently freely available from buildingSMART Austria. These are already being used in numerous BIM pilot projects by private and public clients.

The main objective of LM BIM is to create a standardised understanding of the scope of services to be provided between the client and contractor

  • for the basic interaction of the services,
  • for the allocation of services to the respective BIM organisational units (roles).
  • for the basic services to be provided per BIM organisational unit (role) and
  • for the general differentiation from existing, conventional services.

The medium-term goal of standardised LM BIM is the creation of associated standard terms of remuneration.

The LM.BIM were revised by the PG219 project group of buildingSMART Austria in cooperation with the working group of public clients (AGoeAG) as part of the Platform 4.0 of the ÖIAV. The working group led by Dario Gaudart (ODE) was also in consultation with the ZT-Bundeskammer.

The LM.BIM 2022 clearly specify the BIM services to be provided. They were drawn up on the basis of experience from openBIM projects in both building construction and infrastructure. What is new is that LM.BIM is divided into basic and optional services in accordance with the LM.VM system. Basic services are usually required for creating the model, updating it to the asbuilt model and quality assurance. Optional services are handled differently for each client/project or depend on the use cases to be applied in the project (in accordance with the AIA). When commissioning optional services, the impact on other organisational units and project phases must also be taken into account. (Consistency between the roles and project phases) Services for further/additional use cases defined in the project may need to be added to the service profile on a project-specific basis.
