BIM and Facility Management

7D represents the link between operational and strategic facility management.

The aim is to record all information relevant to facility management as part of planning and construction and to transfer it to the operating phase (see also AIR). In addition to alphanumeric information on installed products (manufacturer, warranty period, product type, etc.), this also includes linked documents such as maintenance instructions, test certificates, etc.
The definition of the relevant information is usually not problematic, as normative specifications, standards, experience and existing information requirements in the company can be utilised here.


The challenge in implementing this 7th dimension is that most building owners/operating organisations already have facility management systems in place, which are often not "BIM-capable". In addition, the collection of information in the context of planning and construction differs depending on how projects are implemented (e.g. general contractor vs. individual contract awards) and which CDE is used.

Specific workflows and responsibilities therefore need to be established in each case, which require an in-depth examination of the operator organisation (organisational structure and IT system landscape).
